CBRE Investment Management and Virtuo Co-develop Cadences, a Multi-Storey Urban Logistics Scheme in Greater Paris

CBRE Investment Management (CBRE IM), on behalf of a fund it sponsors, has partnered with Virtuo Industrial Property (Virtuo) to co-develop Cadences, a multi-storey, mixed-use urban logistics scheme in Bezons, Greater Paris.
The project involves the redevelopment of a 3.8-hectare brownfield site into a modern, sustainable asset designed to accommodate a range of occupiers, including logistics operators, last-mile delivery providers and light industrial businesses. Once complete, Cadences will provide approximately 36,000 sq m of space across multiple levels, supporting efficient land use in a supply-constrained urban location.
Strategically located near the Port of Gennevilliers and key motorway connections (A14, A15 and A86), the site offers strong connectivity to central Paris and La Défense, positioning it to serve one of Europe's largest and most dynamic consumer markets.
The scheme combines:
- Ground-floor Urban logistics space
- First-floor cross-dock delivery facilities
- Second floor light industrial premises for Small and Medium-sized Enterprises (SMEs)
All floorplates have been designed to be divisible, offering flexibility to accommodate a range of occupier requirements. The multi-level design enables occupiers to benefit from functionality typically associated with single-storey assets, while maximising land efficiency in an urban environment.

Cadences has been designed with strong sustainability credentials. The redevelopment of a brownfield site supports responsible land use, while the building will incorporate a range of features to enhance energy efficiency and reduce carbon emissions. These include photovoltaic panels, waste heat recovery from a nearby data centre and circular construction principles, including the reuse of materials from the existing structures.

The scheme is targeting BREEAM Outstanding certification, as well as the BiodiverCity and WiredScore labels.
Delivery is expected in Q2 2027.
