The 30-Acre Class A Business Park Includes Five Speculative Industrial Buildings

Trammell Crow Company (TCC), a global real estate developer, and JV partner CBRE Investment Management (CBRE IM), a global real assets investment management firm, completed construction on the Cochrane Technology Center (CTC), a 500,000-square-foot Class A business park in Morgan Hill, Calif. The development is currently the largest speculative industrial facility built and available in Silicon Valley, spanning five buildings and 30 acres.

“Silicon Valley is one of our strongest markets, benefiting from sustained user demand for state-of-the-art projects. The Cochrane Technology Center is a highly visible and occupant-ready facility in South county with proximity to the labor pool,” said Will Parker, a Principal with TCC. “The project is located with Highway 101 frontage and is designed for today’s occupier needs including high power in each building. The campus is designed to readily accommodate a single occupier for the entire project to leverage the site’s accessibility and signage opportunities, or lease to multiple occupiers across the five buildings.”

CTC includes buildings that range from 73,668 square feet to 138,698 square feet.

  • Building A is the largest of the five, spanning 138,639 square feet. Features include 32’ clear height, 4,000 Amps power, 14 dock-high loading doors, two grade-level loading doors, and 188 automobile stalls.
  • Building B includes 92,841 square feet and features 32’ clear height, 4,000 Amps Power, 9 dock-high loading doors, two grade-level loading doors, and 113 automobile parking spaces.
  • Building C includes 122,101 square feet and features 32’ clear height, 4,000 Amps Power, 12 dock-high loading doors, two grade-level loading doors, and 386 automobile parking spaces.
  • Building D includes 73,668 square feet and features 28’ clear height, 4,000 Amps Power, 8 dock-high loading doors, two grade-level loading doors, and 171 automobile parking spaces.
  • Building E includes 74,006 square feet and features 28’ clear height, 4,000 Amps Power, 7 dock-high loading doors, two grade-level loading doors, and 109 automobile parking spaces.

TCC and CBRE IM previously delivered and sold the nearby Butterfield 5 Technology Park, which delivered more than 400,000 square feet of high-end industrial space to Morgan Hill in 2022.
