CBRE Investment Management ("CBRE IM"), on behalf of a fund sponsored by the firm, has completed the acquisition of a newly built residential asset in Ishøj, Greater Copenhagen, supporting the strategy's objective of delivering high‑quality, affordable1, and sustainable rental housing for middle‑income households in Europe's major metropolitan regions.
Completed in January 2026, the asset comprises 132 apartments across four five‑storey buildings, with a total lettable area of 9,788 sqm. The scheme has been designed with a strong focus on architectural quality, functional layouts, and durable materials, expected to support long‑term asset performance and tenant retention. All apartments benefit from generous private balconies or terraces, plenty of natural light, and access to modern amenities.
The development has achieved DGNB Gold certification, reflecting a high level of performance against the DGNB framework's environmental, economic and sociocultural criteria. Landscaped communal gardens, green sedum roofs and shared rooftop terraces are designed to enhance biodiversity, contribute to energy efficiency and encourage resident interaction, aiming to create a high-quality living environment.
Located close to the coastline and within a 20‑minute commute to Copenhagen city centre, Ishøj municipality is expected to undergo a transformation similar to other established Greater Copenhagen submarkets such as Herlev, Glostrup and Taastrup. The area combines existing detached housing with the redevelopment of former industrial zones into new, well‑connected residential neighbourhoods.
Hilke Nijmeijer, Senior Portfolio Manager at CBRE Investment Management, said: "Continued low housing supply and strong demand for affordable rental homes in Copenhagen and Greater Copenhagen are supporting resilient occupancy and rental growth, making well‑located suburban markets increasingly attractive. Against this backdrop, the asset – which is almost fully leased – is in our view well positioned to deliver stable, inflation‑linked income, supported by favourable demographics, limited new supply and a well‑balanced unit mix tailored to middle‑income households. We consider this to be a high‑quality investment that reflects our fund strategy of delivering affordable, sustainable, accessible housing in Europe's most supply‑constrained markets."
Jenny Bay, Head of Transactions and Investment Operations at CBRE Investment Management, added: "This acquisition represents another important step in the continued expansion of our residential platform across the Nordics and further strengthens our presence in Greater Copenhagen. We continue to have high conviction in the long‑term fundamentals of the Danish residential market and see strong demand for sustainable, high‑quality housing that is accessible to middle‑income households in well‑connected urban locations."
