CBRE Investment Management Acquires Bedford Logistics Distribution Centre for West Midlands Pension Fund

CBRE Investment Management (“CBRE IM”), on behalf of West Midlands Pension Fund (“WMPF”), has acquired a prime logistics distribution facility in Bedford, UK.
The freehold asset comprises approximately 462,700 sq ft of logistics and office accommodation on a 22.5-acre site within Marsh Leys Business Park, one of Bedford’s established logistics locations. The property benefits from direct access to the A421, linking to the M1 and A1 motorways, providing connectivity to London, the Midlands and major UK population centres. The asset is fully let to Sainsbury’s Supermarkets Ltd and serves as a critical component of the retailer’s national clothing distribution network.
Originally developed to an institutional specification, the facility features 15-metre clear eaves, extensive loading provision, significant power capacity and a large secured yard. The tenant has also invested substantially in automation technology at the property, reinforcing its operational importance within the wider logistics network.
The acquisition aligns with WMPF’s strategy of investing in high quality assets backed by strong occupiers and long-term structural demand drivers. Bedford continues to benefit from its strategic location within the South East logistics corridor, while planned transport and infrastructure improvements across the region are expected to further enhance connectivity and occupier appeal.
