CBRE Investment Management Acquires 437 Rental Homes in Amsterdam

CBRE Investment Management, on behalf of pension fund ABP, has agreed to acquire a residential development comprising 437 mid-market rental homes in Amsterdam from Orion Investment Partners.

Located at Overschiestraat 182-188, the scheme will deliver 437 homes and make a significant contribution to the supply of affordable rental housing in Schinkelkwartier, one of Amsterdam's largest urban regeneration projects, where approximately 11,000 homes will be built by 2045.

The apartments will have an average floor area of approximately 52 sq m, and the scheme includes approximately 950 sq m of commercial space. The development will also provide 40 parking spaces and extensive bicycle parking within an underground garage. The housing mix has been designed to meet continued demand for affordable rental housing from first-time renters, young professionals, couples, families and smaller households in Amsterdam.

The development forms part of Schinkelkwartier, located on the border of Amsterdam Nieuw-West and Amsterdam Zuid. Construction of the area's first residential complex commenced in April 2025. Over the coming years, Schinkelkwartier will be transformed from a predominantly commercial district into a vibrant and sustainable mixed-use neighbourhood incorporating homes, workspaces and community amenities.

By 2045, the area is expected to accommodate approximately 11,000 homes, while commercial space is set to increase from approximately 700,000 sq m to 1 million sq m. Planned amenities include schools, sports facilities, retail and restaurants.

The homes have been designed with a strong focus on affordability and sustainability. All homes will be delivered within the mid-market rental segment and are targeting high sustainability standards, including an A+++ energy label at building level, BREEAM-NL In-Use Excellent certification and CRREM alignment. Heating is provided via an energy-efficient district heating system, without fossil fuel combustion on site.

Construction will start at the end of 2026.
