CBRE Investment Management, on behalf of a separate account client, has acquired a six-building, 2.3 million-square-foot East Coast logistics portfolio across three high-growth distribution markets: Central New Jersey, Charlotte and Atlanta.
“This portfolio represents exactly the type of acquisition our team has been targeting: modern, well-located logistics assets in core markets where we have conviction in long-term fundamentals and the operational expertise to execute,” said Christopher Sullivan, Director, Americas Direct Logistics Team, at CBRE Investment Management.
The portfolio is comprised of high-quality, institutional-grade logistics assets with one building in Central New Jersey, three buildings in Charlotte and two buildings in Atlanta. Assets feature modern specifications including 32- to 40-foot clear heights, ESFR sprinklers, LED lighting and functional loading and parking configurations. The Portfolio is 100 percent leased to seven tenants.
“At 2.3 million square feet, this is a significant addition to our logistics platform and reflects the scale we are able to deliver for our clients through deep market relationships and a disciplined, a high-conviction approach to capital deployment,” said Jesse Harty, Head of Americas Logistics Operator Division at CBRE Investment Management.
Central New Jersey, Charlotte and Atlanta offer distinct demand drivers. Central New Jersey sits at the geographic midpoint of the Boston-Washington corridor, with direct access to the Port of New York and New Jersey — the largest gateway port on the East Coast — and a two-hour consumer reach of more than 26 million people. The Charlotte asset is positioned along the I-77 corridor in Iredell County, serving one of the fastest-growing affluent submarkets in the Southeast. The Atlanta asset occupies a supply-constrained infill position within the I-20 West submarket, providing direct access to Hartsfield-Jackson Atlanta International Airport and the Port of Savannah.
