Portfolio Manager – U.S. Logistics Partners, President – Americas Real Estate Division

Robert Perry is transitioning into the role of lead Portfolio Manager for the U.S. Logistics Partners fund for CBRE Investment Management, and this transition will be complete by June 30, 2025. In this capacity, Bob will be responsible for leading investor engagement, portfolio design and decision-making, and financing strategy for the fund.

Bob is the firm’s most senior and established investor in the Americas business, with more than 30 years of real estate investment experience. His track record includes deep expertise in logistics, including development as well as lease-up executions which are fundamental to the USLP strategy. In addition, Bob manages CBRE IM’s strategic partnership with TCC and USLP’s preferred access to the TCC logistics development pipeline.

Bob has been a long-term member of the Americas Direct Investment Committee and in this capacity has underwritten and approved every investment in USLP.

Prior to becoming President – Americas Real Estate Division, Bob was Portfolio Manager for the Strategic Partners U.S. Value funds, the firm’s flagship U.S. enhanced-return strategy, and led the evolution of the fund to its focus on growth sectors including logistics.

In addition to his investor expertise, Bob also has deep operator acumen. As Americas President, he has been the architect of CBRE IM’s U.S. operator division and built out the firm’s operator capabilities—including the logistics operator team that supports USLP—and he has had overall responsibility for the teams leading acquisitions, development management, asset management, dispositions and financings.

Prior to joining the firm in 2016, Bob served as the leader of the North American real estate business for CarVal Investors, a global alternative investment manager and a subsidiary of Cargill. In that capacity, Bob was responsible for investment management and implementation for equity and credit investments and investor relations, with significant experience in logistics. He served as Chairman of the Real Estate Investment Committee for North America and as a member of the firm’s Executive Committee.

Bob also has extensive experience in real estate finance, including the acquisition of large international real estate debt and equity portfolios across the Americas and Asia. He has led several public-to-private executions and been involved in several initial public offerings in the U.S. and Canada. Bob began his career in the industry in 1992.

Bob earned a Bachelor of Arts degree and a Master of Science degree in Real Estate Investment Analysis from the University of Wisconsin-Madison. He is a past president of the Wisconsin Real Estate Alumni Association (WREAA) and an active member of ULI and PREA.
