CBRE Global Investors Closes $56.7 Million Mortgage Loan for Two Residential Communities in Indianapolis

A fund sponsored by CBRE Global Investors has closed on a $56.7 million mortgage loan to facilitate the acquisition of two multifamily properties in Indianapolis. The floating-rate loan has an initial term of three years, which can extend up to two additional years, and includes future funding to finance the sponsor’s planned capital improvement plan at the properties.

The first asset, Barton Farms, is a 262-unit residential community located at 1630 Saddle Lane in Greenwood, Ind. The second asset, Bexley Village, is located within two miles at 700 Bexley Place and includes 276 units. Both properties are low-density, garden-style apartment complexes with community amenities that include a swimming pool, a fitness center, a clubhouse, carports and garages, and outdoor grilling areas.

“Both Barton Farms and Bexley Village have been well-maintained by previous ownership and have demonstrated high occupancy levels historically,” said Charles Kim, Managing Director for CBRE Global Investors. “We were pleased to finance this transaction given the collateral quality, strong market fundamentals and significant in-place cash flow. We believe that with the planned renovations, the buyer will be able to generate meaningful rental premiums at both properties.”

Barton Farms and Bexley Village are located near Highway 31 and I-65, providing convenient commutes to downtown Indianapolis and the Indianapolis International Airport. The location also provides residents with convenient access to some of the area’s notable employers and multiple retail centers, including the Greenwood Park Mall, which is the second largest Indianapolis regional mall containing 1.2 million square feet of retail space with over 150 stores and restaurants.
