CBRE Global Investors Announces 97K-Square-Foot Expansion and Renewal Deal at Tanner Point in Portland, Ore.

CBRE Global Investors, on behalf of one of its separate account clients, announced that Ampere Computing LLC has signed a deal to renew its existing 40,169-square-foot lease and expand by an additional 57,296 square feet at Tanner Point in Portland, Ore. The fast-growing semiconductor company originally moved its headquarters to the Pearl District office building, located at 1250 NW 9th Avenue, in August of 2020 and will now occupy the entire second, third, seventh and eighth floors of the building.

The eight-story Class A office property is located at 1250 NW 9th Avenue in Portland’s Pearl District neighborhood and offers tech-enabled creative office space.

The CBRE team of Trevor Kafoury and Kevin Kaufman represented CBRE Global Investors in the deal, while the tenant was represented by Jake Lancaster and Andrew Rosengarten of JLL. In the past 18 months, nearly 154,000 square feet has been leased at Tanner Point.

Kafoury of CBRE added, “The offering at Tanner Point, including the building’s location in the north Pearl District, the energizing presence of Cooperativa on the ground floor, and access to CBRE Global Investors’ proprietary A&B tenant experience program, has directly contributed to the leasing momentum at the property. Tanner Point is now 85 percent leased.”

Tenants at the eight-story LEED Silver-Certified Tanner Point have access to CBRE Global Investors’ proprietary Above & BeyondTM for Business (A&B) tenant experience program. The A&B implementation at Tanner Point includes an on-site A&B manager who curates a broad range of services; an A&B Fit state-of-the-art fitness/wellness center with spa-quality changing rooms and showers; and access to the exclusive Host mobile app, which creates an employee-centric workplace experience by connecting users to building and neighborhood amenities and services tailored for Tanner Point.
