This position is part of a global project team being established to commence a large-scale application configuration and implementation project at CBRE Global Investors. The focus of this role is to partner with impacted business teams during the discovery and build phases and, with the knowledge acquired, support the launch and BAU handover. Also, to represent the end users of the application and ensure their interests are considered by the project team. Along with typical BA activities there will be a focus on copying and documenting end user activities to validate process redesign and configuration & build requirements, as well as contribution to business policy & procedure documents. In addition, the BA will be required to propose new processes and quality assurance to support the new centralised way of working. To be successful in this role the candidate will need to quickly build relationships with business SMEs and end users (spread across multiple locations and functions) and acquire thorough understanding of the overall service offering, business model, business processes, roles & responsibilities. management, data integrity and monitoring activity of the fund.

Key Responsibilities:

  • Conducting interviews, workshops, walkthroughs with business users to understand business processes and requirements and undertaking independent investigations based on sample data/scenarios
  • Complex problem solving and analysis of scenarios/data where there are multiple variables and potential solutions
  • Modelling ‘As Is’ business processes, interpreting these and developing ‘To Be’ state and generally assisting the business in process optimisation
  • Collating and assessing information gathered to comprehensively document requirements and identify critical items, arbitrate conflicts and distinguish user requests from true requirements
  • Defining functional specs, checking understanding, validating solution proposals, performing functional testing and providing feedback
  • Creating test scripts, planning and executing UAT exercises and collating feedback
  • Analysing & documenting the desired data model and collaborating with Data Governance group to incorporate sound data management practices
  • Acting as a SME for the application and its stakeholders in related projects or integration initiatives
  • Support the application governance framework, data integrity policies and assist with audit queries
  • Developing customised queries, reports and dashboards for project analytics and business user needs
  • Contributing to the development, materials and execution of the user training programs, conducting structured and ad hoc training as required
  • Communicating with various project stakeholders, including preparation of reports/ presentation and contributing to User Guides and release notes
  • Responding to business inquiries involving application and related process questions

Person Specification:

  • Conducting interviews, workshops, walkthroughs with business users to understand business processes and requirements and undertaking independent investigations based on sample data/scenarios
  • Qualification or relevant professional experience in Business, Finance, Real Estate or IT
  • Experience within a financial services organisation (B2B, highly regulated environment), or commercial property
  • Experience working in fund raising, investor relations, investor reporting (or on projects with these teams) highly advantageous
  • BA qualification or professional qualification in Agile project methods, process modelling & optimisation (eg. Lean Six Sigma, BPMN) desirable
  • Ideally with experience of cloud-based application implementation, as well as BI tools & advanced data queries & analysis
  • Comfortable communicating with senior stakeholders and presenting to groups
  • Strong analytical skills and well-developed judgement

Key Responsibilities

  • One of the more senior team members, responsible for a group of products (within indirect real estate funds and separate accounts) with responsibility for oversight of work produced by supporting analysts and associates
  • Lead contact in delivering information to fund investors
  • Lead contact for all Investor Solutions Officers and Existing Investors for the products in scope, with in-depth knowledge of the programs
  • Responsible for delivering product updates to the Investor Solutions team and coordinating marketing plans together with Investor Solutions product captains
  • Contribution to production and sign-off of all existing investor communication including; welcome packs, day to day queries, formal communications, standard & bespoke reporting, marketing materials, presentations, ad hoc communications
  • Manage and sign-off of proposed marketing activity: presentations, due diligence days, roadshow coordination, investor meetings
  • Production of RFPs (may include managing the process, production of overall document, writing specific responses and quality control of final product
  • Sign-off of RFPs and quarterly INREV DDQs
  • Ownership of Fund documentation in conjunction with legal counsel (PPM, Sub. Agr., Fee rebate letters, Side letters).
  • Responsible for the legal onboarding of prospective investors working with external legal counsel, fund legal services, Investor Services and the client
  • Organization of quarterly webcasts, annual meetings and advisory boards
  • Responsible for document, data and systems management: facilitate and implement a centralised workflow to investors, fund managers and investor services, ensuring quality and integrity of data
  • Salesforce platform management: dashboards, content, tracking, closings & pipeline, contact. Ensure Investor Services and Fund expectations are aligned

Special Projects

  • Support internal teams (i.e. Business Development, Investment Structuring) on high-impact, complex initiatives, including funds in launch period, active marketing campaigns, asset syndications, restructuring, or investor initiatives
  • Lead projects to roll out new initiatives and efficiencies across the group; ensure strong messaging, consistency, and best practice

Skills Required

  • Good IT skills (Word, Excel, PowerPoint)
  • Experience of Salesforce, Access & SharePoint would be advantageous, but not essential
  • Undergraduate degree required, ideally in one of real estate, business, finance, law or economics
  • Strong presentation and communication skills, both verbally and in writing
  • Demonstrate understanding of legal documentation and KYC procedures
  • Sound understanding of basic accounting principles (or at least familiar with INREV)
  • Experience in a client services team in an investment management business a must, ideally in real estate
  • Minimum of 7 years of previous real estate experience .
